• Both Seller and Buyer consent, at the outset of the transaction, to participate in a coordinated digital vendor process.

• Connectivity with the MLS and IDX search platforms is made by standardizing property photos and virtual tours to satisfy agency delivery requirements for conventional financing.

• The valuation process is agency-compliant and establishes the property’s market value, minimum conventional loan amount parameters, borrower affordability analysis, and identification of agency-required repairs.

• Borrower qualification is completed utilizing “Day One Certainty” income, asset, and credit verification technology. The Lender issues a Loan Estimate (LE) outlining the terms of the Real Estate Sales Contract. Upon issuance of a formal approval letter, the Borrower’s financing contingency is satisfied.

• Once the Property is listed with a licensed Real Estate Broker, the ELS, Inc. Digital Platform may also be used to evaluate a Buyer’s capacity to purchase a subsequent home following the sale of their current residence.

 

Participating vendors operate within the structured framework of the ELS, Inc. Platform to document costs, enhance transparency, and mitigate transactional risk.

Utilization of a neutral digital platform materially reduces Days on Market (DOM), identifies structural repair requirements early, and manages variables that commonly lead to contract termination.

Buyers benefit from early disclosure of Third-Party Contributions (TPCs), determined during the valuation process, receipt of an accurate Loan Estimate, and ACH transfer of cash-to-close funds that qualify as verified “good funds.”
